Simply put – My objective is to make my seller the best seller in the market.
My approach is different. My mission is to prepare a seller so thoroughly that there are no SURPRISES!
Number 1. Control everything you can control.
Learned this from a college admissions director – You cannot control everything but take charge of what you can.
I received an email from the listing agent saying, “HOPEFULLY the inspection goes well!” Why hopefully?
That seller and agent should know exactly how that inspection is going to go. No excuse for ignorance.
HOPE IS NOT A PLAN.
I was talking to a first time seller, telling him that I was going to pay to have his home pre inspected before it goes on the market.
He was very concerned – am very worried about what he will find.
I said, “Isn’t it better to k now what is wrong when nothing is at stake – like losing that really valuable buyer?
Imagine how nervous you would be then?
This is a piece of cake – you know everything about your home and can make good decisions about repairs – doing them more cost effectively in advance.
Guess what – you are going to have to have a good roof to sell. It costs nothing to find out if your roof needs repair, how much and get it done in advance – giving the buyer a certificate that says the roof has a 5 year certification.
An approach that yields better offers and no fallen contracts. The most painful thing that can happen is to have the buyer who wrote that lovely contract walk away. It is a big blow
Taking that control is what THE GOOD HOME GUARANTEE is all about.
2. More marketing
The advantage of selling homes for 4 decades is that you learn from every transaction
When it comes to marketing, that lesson was easy. Do more marketing than the
competition.
Have the best photographer in the city
Tell the best story – find that special something in the home that elevates it
Get the word out – loud and early
Each home gets its own unique marketing plan and strategy – who is the target buyer?
How do we reach them all?
All goes back to control- what is the best timing? What changes are needed to
transform the home to get the “model” home look?
This is a very collaborative effort with the sellers fully engaged and on board.
It is like a makeover show combined with dating website – and the result is actually fun
and exhilarating
